Ensemble Real Estate Investments, Intrepid Parking Garage at the Navy Yard
LF Driscoll, in partnership with Pride Enterprises, conducted detailed constructability and estimating reviews with the owner early in the design development phase for a 661-space above ground parking garage. By engaging closely with the design team, we identified key elements that required further detail and refinement to align the project with the owner’s budget. Additionally, the project schedule was optimized to meet the owner’s required timeline, ensuring the spaces would be ready for use.
A significant challenge arose early in the project when the start was delayed by three months, impacting mobilization. Given anticipated supply chain disruptions, this delay threatened to extend the overall project timeline by nine months. To address this, we collaborated with the owner, design team, and early subcontractors to develop a recovery schedule and revised budget. This effort successfully mitigated nearly all lost time, recovering all but one week of the original schedule.
Another obstacle involved late changes from local utility companies. During the installation of underground utilities, the utility company requested several design modifications to maintain permit compliance. Our team partnered with design engineers, conducting multiple field visits and on-site layouts, to implement these changes promptly and minimize their impact on the schedule.
Sustainability was also a focus, with the project incorporating elements from the ParkSmart sustainable design checklist to achieve certification.
